Section V- Decks and Stairs

Purpose:

This section is devoted to setting out standards for the expansion and maintenance of townhouse front and rear decks and stairs.

V.1-General Requirements:

V.1.1 - Any expansion or modification of a townhouse deck or stair shall comply with the International Building Code as adopted by the Village of Point Venture in effect at the time of construction and must be submitted to the Point Venture Townhouse Architectural Committee (Board of Directors) before the start of any construction.

V.1.2 - Structural supporting elements for any deck expansion or modification shall be determined by a licensed engineer or architect.

V.1.3 - Deck structural elements may be of treated lumber or square steel tubing painted a standard townhouse base or trim color. Primed painted steel columns may be encased in Austin limestone. Pressure treated wood columns should not be encased in Austin limestone unless properly waterproofed to insure longevity.

V.1.4 - Railing assemblies shall be constructed of pressure treated wood and shall match the Point Venture Townhouse existing design as shown below. Railing assemblies shall be painted the approved townhouse base or trim color.
 
V.1.5 - Only one set of stairs is permitted on the street, lake and golf course exposures of the townhouses. Stairs on the lake and golf course exposures may provide multilevel ingress/egress. Stairs constructed on the lake side and golf course exposures shall be located where they minimize intrusion into the privacy of adjacent townhouses. A center location is preferred. Whereas, deck expansions into the common area are not permitted, stairs used for egress which terminate in the common areas are permissible.

V.1.6 - The covering of existing decks is permitted and may extend beyond the deck rail by 16". Deck enclosures are permitted based on individual project approvals. All materials shall match those of the existing structure. Permanent or retractable awnings used to cover decks are not permitted. Rollup sunscreens are permitted.

V.1.7 - Street side decks may be expanded in width to the side property lines and no further out than the townhouse outermost front building line.

V.1.8 - Any request for a deck extension must be accompanied by a valid site survey.

V.2 Specific Townhouse Section Requirements:

V.2.1 - Lots 1-20 (18201-18247 Lakepoint Cove) deck expansions shall be subject to the following limitations:

V.2.1.1 - Deck expansions on the townhouse street exposure are limited to the extent of the outermost front building line and the side property lines.

V.2.1.2 - Deck expansions on the townhouse lake exposure may be expanded in depth up to twelve feet (12’) from the original deck line and in width between the side property lines.

V.2.1.3 - See V.1.3 above for structural element finishes.

V.2.2 - Lots 21-40 (505-545 Venture Blvd. S.) deck expansions shall be subject the following limitations:

V.2.2.1 - Deck expansions on the townhouse street exposure are limited to the extent of the front building line and the side property lines.

V.2.2.2 - Decks extensions on the lake exposure shall be submitted by specific plan detail to the Townhouse Architectural Committee (Board of Directors).

V.2.2.3 - See V.1.3 above for structural element finishes.

V.2.3 - Lots 41-100 (201-329 Venture Blvd S.) deck expansions shall be subject to the following limitations:

V.2.3.1 - Deck expansions on the townhouse street exposure are limited to the extent of the front building line and the side property lines.

V.2.3.2 - Deck expansions on the townhouse lake exposure shall be submitted by specific plan detail to the Townhouse Architectural Committee (Board of Directors).

V.2.3.3 - See V.1.3 above for structural element finishes.

V.2.4 - Lots 101-136 (101-171 Comanche Dr) Deck expansions shall be subject to the following limitations:

V.2.4.1 - Deck expansions on the townhouse street exposure are limited to the extent of the front building line and the side property lines.

V.2.4.2 - Deck expansions on the townhouse lake exposure shall be submitted by specific plan detail to the Townhouse Architectural Committee (Board of Directors).

V.2.4.3 - See V.1.3 above for structural element finishes.

V.2.5 - Lots 137-150 (211-237 Comanche Ln) Deck expansions shall be subject to the following limitations:

V.2.5.1 - Deck expansions on the townhouse street exposure are limited to the extent of the front building line and the side property lines.

V.2.5.2 - Deck expansions on the townhouse lake exposure shall be submitted by specific plan detail to the Townhouse Architectural Committee (Board of Directors).

V.2.5.3 - See V.1.3 above for structural element finishes.

V.2.6 - Lots 151-191 (500-561 Demarett Dr) Deck expansions shall be subject to the following limitations:

V.2.6.1 - Deck expansions on the townhouse front entrance exposure are limited to the extent of the front building line and the side property lines.

V.2.6.2 - Deck expansions on the golf course and perimeter roads exposure shall be submitted by specific plan detail to the Townhouse Architectural Committee (Board of Directors).

V.2.6.3 - See V.1.3 above for structural element finishes.

V.3 Ground level Decks and Patios- See section VII- Landscaping, On Grade Decks and Patios.

V.4 Maintenance

V.4.1 - Townhouse owners are responsible for keeping decks and stairs in a safe and like new condition. Materials requiring replacement shall be of like kind and quality.

V.4.2 - Where brick columns need replacing, either salvaged original brick or Austin limestone are acceptable.
