The documents contained herein represent the Point Venture Townhouses, Inc. Architectural Control
Committee (Board of Directors) standards effective as of the date shown in the individual standards.
of Covenants, Conditions and Restrictions provide for the Association and its Committee to maintain the harmony of design
throughout the townhouse community. The underlying purpose of these requirements are to maintain or enhance not only property
values but the life experience that Point Venture has to offer.
Heretofore, no formal, written standards existed. As
a result, each successive Board and/or Committee approved or rejected owner’s requests based on the then current philosophy.
This approach has created issues with ascetics and harmony of appearance as well as animosity among owners. Without standards,
the potential for legal action exists.
These documents provide a baseline as to what are acceptable modifications to
the townhouses. They are not the final rule. Owners may still request a variance that will be reviewed by the Committee, and
if approved, will be added to the appropriate standard.
Standards will be accessible to owners and their designers
and contractors. They will be reviewed annually to insure compliance with legislative changes.
